By The Agency Nicaragua, formerly The Agency Real Estate.
The Agency Nicaragua is the Nicaraguan franchise of The Agency, a global luxury real estate brand. Since March 2024, the team formerly known as The Agency Real Estate has represented buyers and sellers of luxury and lifestyle properties in San Juan del Sur, Tola and across Nicaragua’s Pacific coast, with access to an international network of top-tier agents and agencies. It is led by Managing Partner Joao Mucciolo and sells everything from lots and condos to estates, hotels and commercial assets.

The hour when the whole coast turns gold
There is a moment, usually around ten minutes before the sun touches the Pacific, when the south of Nicaragua seems to exhale. The surfers paddle in. The dogs on the beach stop chasing nothing in particular. Someone on a terrace pours a cold drink and says, to no one, “¡Qué belleza!”
If you have stood in that light, you already understand why people arrive in San Juan del Sur for a week and quietly plan the rest of their lives around it. If you have not, this article is our attempt to explain it honestly, from people who made the same move and have not looked back.
We are The Agency Nicaragua. We sell luxury property. But before we talk about property, we want to talk about place, because in this corner of the world the two cannot be separated.
A familiar name, a much larger table
For many years, our team worked under the name The Agency Real Estate. Over that time we built something we are proud of: deep local knowledge, long relationships with owners, developers and neighbors, and a website that earned its place in search results through plain, patient work. That is why you may still see our address online with the old name in it. We have kept it on purpose. A good reputation is not something you throw away.
In March 2024, we took a decisive step. We acquired the franchise of The Agency Nicaragua, joining one of the most respected luxury real estate brands in the world.
The people did not change. The standards did. So did the reach.
Since then, our listings are seen by far more prospective buyers in far more countries than we could have reached alone. We belong to a network of realtors and agencies of the first rank, spanning continents. When a family in another time zone begins to dream about a life by the sea, the path to our door is shorter than it has ever been. And when one of our owners wants the world to see their property, there is a world ready to look.
Some things stayed exactly as they were. We still answer our own phones. We still walk properties with clients in the heat of the afternoon. We still tell people when something is not right for them.
Luxury, without the distance
Luxury real estate has a reputation for being remote, formal and a little intimidating. We have always found that unhelpful, and we run our business the other way around.
Yes, we represent properties at the very top of the market, from ocean-view estates to resort-community homes in places like Rancho Santana and Guacalito de la Isla. Our brand carries the weight of a global luxury name, and our clients expect polish, discretion and rigor. They get it.
But luxury is not only a price. It is a standard of care.
That is why the same team that sells a signature residence also helps a first-time buyer find a lot to build on, a couple choose a condo as a vacation base, an entrepreneur evaluate a boutique hotel, or a family sell land they have held for three generations. We sell:
- • Lots and land | from ocean-view parcels to quiet acreage
- • Houses and villas | from cozy retreats to architectural statements
- • Apartments and condos | in developments and in town
- • Commercial properties | from storefronts to mixed-use buildings
- • Hotels and hospitality assets | operating or ready for reinvention
- • Properties with potential that even the owner has not yet seen
That last category is our quiet favorite. Some of the best opportunities on this coast are not the ones that look perfect from the road. A tired house on a good plot. A parcel whose best use is not the obvious one. A building that needs a new idea. Part of our job is to see what is there, explain it plainly and help the right person see it too.
We are aligned with the global market, and we are rooted in the local one. We know what the buyer in Toronto expects, and we know what the family down the road would never sell for. Holding both truths is what we do.

What we have built since March 2024
- • Types of properties sold: Condos, houses, lots and land plus commercial properties.
- • Price range represented: 70,000 to 2,300,000
- • Buyers by origin: Canada, USA, Nicaragua, Costa Rica and more.
- • Notable sales we can mention: Verdemar 24, Casa Cordua, Condo F1 Guacalito, and more.
Behind every line in that list is a person who made a decision that took courage, and a team that made it feel safe. Our agents, our marketing team and our administrative staff work as one: photographing, writing, translating, coordinating, following up, solving the small problems before they become large ones. The result is not a transaction. It is a handover of keys to someone who is about to begin a new chapter.
That team is guided by Joao Mucciolo, Managing Partner of The Agency Nicaragua. As the leader of The Agency Nicaragua, Joao brings a unique investment-focused perspective backed by a strong entrepreneurial background, including scaling major restaurant franchises and leadership within the Entrepreneurs Organization. An MIT alumnus and dedicated family man, Joao combines deep regional market mastery with a lifelong passion for the Pacific coast. His approach is simple, and it sets the tone for everyone around him: be honest, be present and treat every client’s decision as if it were your own.

The investment case, plainly stated
Nicaragua’s Pacific coast is a market that rewards patience and good advice. It is a smaller, less crowded market than some of its famous neighbors, which means that the quality of your information matters more, not less. Understanding titles, zoning, water, access, developer track records and realistic rental potential is not optional here. It is the whole game.
This is where an advisor earns their place. Our role is to help you:
- • Understand the asset. What exactly are you buying, and what are its real strengths and limits?
- • Understand the context. How does this location compare to alternatives, and what is its likely appeal over the long run?
- • Understand the process. From due diligence to legal review to closing, what happens, in what order and who does what?
- • Understand yourself. Are you looking for a home, an income-producing asset, a legacy or some combination?
We do not push anyone to move fast. In our experience, the best decisions in this part of the world are made calmly, often after a second visit, and always with qualified legal counsel at the table. We will say so ourselves. If a property is not right for you, you will hear it from us first.
What we can promise is clarity, access to a global network and the perspective of people who have done what you are considering. We bought here. We built lives here. We live here. That is not a sales line. It is our daily reality, and it shapes every piece of advice we give.
Two coasts, one spirit: San Juan del Sur and Tola

San Juan del Sur is the town that makes you slow down the moment you arrive. A crescent bay, fishing boats at anchor, a corniche of restaurants where the catch of the day really was caught that day. Hills rise behind it, dotted with homes that look out over the water. Surfers, sailors, remote workers, retirees and families share the same sidewalks and, increasingly, the same tables. The sunsets are the sort that make strangers go quiet.

Tola, a short drive north, is a different kind of beauty: wide beaches, rolling coastal terrain, protected coves and some of the most carefully planned communities on the Pacific coast. This is where you find horseback rides at dawn, surf breaks that draw people from across the world, golf and wellness, and homes designed to disappear gracefully into their surroundings.
Put together, the two offer a contrast that we find endlessly interesting. On one side, properties at the very top of the market, with architecture, amenities and views to match. On the other, a country and a culture that remain wonderfully simple.
Both things are true at once, and it is the combination that makes this place special.
The part no brochure can print
Anyone can sell a view. What makes this coast unforgettable is what happens around the view.
It is the woman at the local market who remembers your name by the second visit and adds an extra mango to your bag. It is the neighbor who stops his motorbike to ask whether you need anything. It is a plate of gallo pinto at breakfast, a vigorón in the afternoon, a fresh grilled fish at dusk with a cold drink and nothing urgent to do. It is a Sunday that actually feels like a Sunday.
Nicaraguans have a way of making space for each other. Life moves at the speed of conversation. A visitor who arrives in a hurry tends to leave a little slower, and usually happier about it.
That is why we feel such a deep responsibility toward this place. Those of us who come here to live, whether from Managua, Madrid or Montreal, are guests in a culture that was here long before us. The best newcomers understand that. They learn a few words of Spanish. They hire local, shop local and eat local. They show up to community events. They treat their new neighbors as neighbors.
For families, the question of schooling matters as much as the view. The area is home to several good options, including the new Tambran International School, that we’ll be visiting soon, a community many of our clients have come to know.
We believe that a thriving coast is one where new arrivals and longtime residents grow together, where investment supports local jobs, local businesses and local pride, and where the character of the place is something everybody protects. We try to model that in how we work, and we hope the people we work with will carry it forward.
It is, after all, the very thing that made them fall in love with the place.
We moved here too
There is one more thing we want to say, and we say it as friends rather than as sellers.
We did not simply decide to sell property in Nicaragua. We decided to live here. We took the leap that you may be considering, and we can tell you what we have found on the other side: a calmer pace, more time outdoors, better meals, deeper friendships and a sense of enough that is hard to explain until you feel it.
If you are thinking about it, we are happy to talk, with no pressure, no timeline and no script. Come for a visit. Walk a few places. Ask us the difficult questions, and we will give you honest answers, including the ones that do not end in a sale.
And if, along the way, you decide this is the place for you, we will be there to guide you through every step, the way a good neighbor would.
A small country with a very big heart
Nicaragua is not the largest country, and it has never tried to be. It is a land of volcanoes and lakes, of colonial streets and wild coastlines, of poets and fishermen and people who greet you like family.
What it offers is simple, and increasingly rare: a quiet, good life by the sea. Mornings with coffee and a view. Afternoons that stretch. Dinners that last. A pace that lets you notice your own life again.
Nicaragua is small, but it has a great heart, and it is ready to share it with you.
